Rising demand for green-certified office spaces and hybrid working: Expert perspectives
Matthew Powell, director of Savills Hanoi How does Savills assess the trends and demand for office real estate going forward? Matthew Powell: It's really positive that the demand has been so strong post-pandemic. For the most part, many companies have survived well and on return to the office, everything has gone smoothly – especially in sectors such as technologies, IT, insurance, and manufacturing. Foreign direct investment has been a big demand driver for office space, so we've been very pleasantly surprised to see that. All the new office space we're working on has been expanding into nicer offices or been from new companies opening for the first time in Vietnam. Vietnamese corporates are expanding, so on the demand side, it's been very encouraging. For example, we're expanding our office this year and moving to a hybrid working style as well, so there has been a change in the way offices are used. How do you see the movement of office real estate and its … [Read more...] about Rising demand for green-certified office spaces and hybrid working: Expert perspectives
S.Korean office workers hit convenience stores as ‘lunch-flation’ bites
SEOUL -- Office worker Park Mi-won had never bought her lunch from a convenience store, until her favourite lunch buffet recently raised prices by more than 10% to 9,000 won ($7) as South Korean inflation soared to a 14-year high. "After the price rise, I went to convenience stores instead, where I thought the prices were reasonable while food also tasted good," the 62-year-old said. "So now I go there two to three times a week." Global food prices surged 23% last month from a year before, according to an agricultural arm of the United Nations. The crisis in Ukraine has impacted supplies of grains from there and Russia, and caused energy and fertiliser prices to soar. Offering cheap instant noodles, sandwiches and "gimbap" (rice rolls) for under $5, convenience stores are gaining in popularity as salaried workers like Park seek ways to cut costs. HCMC office rents return to pre-Covid levels
Grade A rents rose by 5.2 percent year-on-year in the second quarter to US$57.71 per square meter, or 2020 rates, according to property consultancy Knight Frank. There has been no new supply this year, it said. The vacancy rate edged down by 0.5 percentage points from the first quarter to 6.6 percent. "Tenants still prefer the central business district, but they have to consider farther spots in case they need over 1,000 sq.m of space or have limited resources," Leo Nguyen, director of occupier strategy and solutions at Knight Frank, said. Grade B rents were up 5.9 percent from a year earlier to $33.79 but fell 0.7 percent quarter-on-quarter as some landlords reduced them to attract customers. The vacancy rate was 0.7 percentage points higher than in the previous quarter at 8.2 percent. Many firms are considering moving to non-central business district (CBD) areas or letting their employees work remotely. "Demand for grade B offices with an area of up to 4,000 sq.m mainly … [Read more...] about HCMC office rents return to pre-Covid levels

New damselfly found in central Vietnam
A new species of damselfly, an insect closely related to the dragonfly, has been discovered by a researcher from Da Nang’s Duy Tan University studying biodiversity in the Central Highlands province of Kon Tum. Damselflies and dragonflies are indicative of the water quality and general health of an ecosystem. They also help protect crops from pests. Dr. Phan Quoc Toan first wrote publically about the newly discovered species in an article published in the international journal of Zootaxa in early February, where he announced it would be named Coeliccia lecongcoi in honor of the scientific contributions made by Le Cong Co, the first president of Duy Tan University in the central city of Da Nang. Two damselflies of the Coeliccia lecongcoi are seen in tandem in this photo taken from Phan Quoc Toan’s paper published in Zootaxa in February 2019 . Phan Quoc Toan shows Coeliccia lecongcoi, the latest damselfly that he found in Vietnam and was featured in a … [Read more...] about New damselfly found in central Vietnam
New antibody therapies fight cancer, drum up investment
Antibody therapies are offering promising treatment breakthroughs for cancer and other illnesses, generating greater investor interest more than 20 years after they were first commercialised. Antibodies are proteins that recognise foreign substances, known as antigens, attaching themselves to them to alert the rest of the human immune system. In 1975, scientists Georges Koehler and Cesar Milstein discovered how to produce them in a laboratory, which later earned them a Nobel Prize for medicine. Dozens of synthetic antibodies have since been developed. New antibody treatments to be used with chemotherapy have arrived on the scene in recent years. Most recently, a clinical trial of an antibody developed by pharmaceutical groups Daiichi Sankyo and AstraZeneca caught the attention of leading cancer specialists gathered at the American Society of Clinical Oncology's annual congress in Chicago this month. The treatment, Enhertu, was already authorised for breast cancer patients … [Read more...] about New antibody therapies fight cancer, drum up investment
